First Green High-rise to Be Built in Tallinn

Hepsor is building the first high-rise following the green thinking concept on Pärnu Road close to the heart of Tallinn.

According to member of the Hepsor management board Henri Laks the environmentally friendly building is first and foremost meant for companies who wish to have a new home and care for their own future and that of the surrounding environment as well. “Given our experience and skills in creating green offices, we can safely say that building such office blocks is not that much more expensive and therefore tenants should not worry about higher costs either,” Laks promised, adding that as a matter of fact smart and sustainable solutions would rather reduce the accessory expenses. 

The 13-storey office block to go up at 113 Pärnu Road will have a total of 3,900 square metres of rental space. In addition to offices, there are commercial premises, a restaurant and ample room for parking. The sunny roof terrace on the fifth floor will be open for all users of the building. 

This will be the first high-rise in Tallinn to be heated in winter and cooled in summer by using geothermal energy. The temperature is regulated automatically via the thermoactive structure of the building and needs-based ventilation, depending on the number of people present and indoor air quality, adds to the comfort of the working environment.

The building bears the name of Büroo 113. There will be facilities to collect rain water, to be used for example in toilets. Solar panels will be installed on the roof, to help cover electricity costs. 

The environmentally friendly design and special window screens do not allow summer heat enter the rooms and thus help reduce cooling costs.

There is a four-storey parking house with facilities for charging electric cars. There is also a room for parking bicycles, and a changing room with  showers for people using their bikes to get to work.

Hepsor is a pioneer in Estonia in promoting commercial premises following the green thinking concept. They completed the first environmentally friendly business building at 157 Sõpruse Avenue almost five years ago and Estonia’s largest energy class A green office at 7B Järvevana Road at the beginning of last year. Not long ago Hepsor announced that they will build another green thinking house, named Grüne, at the border of the Haabersti and Mustamäe districts in Tallinn. 

Büroo 113 was designed by Architectural Bureau Pluss, the builders are  Mitt&Perlebach and the leaseholder is 1Partner Seven. The building is scheduled to be completed by 2021.
