First Estonian green high-rise fully tenanted

The first Estonian high-rise to follow a green philosophy, Büroo 113 on Pärnu maantee in Tallinn, reached its intended height and has lease contracts signed for all premises.

Büroo 113 on Pärnu maantee in Tallinn, which is being developed by the real estate developer Hepsor, held its topping out party in summer and has now reached its intended height. Lease contracts have been signed for all the premises in the 13-storey building. The anchor tenant of the green office building is a modern clinic with an innovative concept, the details of which will be made public early next year. The building will be completed next spring.

According to Hepsor management board member Henri Laks, it’s quite extraordinary in the highly competitive business development market that a large office building is fully tenanted before the construction work is complete. “We have done well and found all the tenants at an early stage in the development,” Laks noted.

Büroo 113 differs from many other business developments in that it uses innovative engineering solutions that are both environment-friendly and economical in the long run. According to Laks, the building uses geothermal heating during the cold season and geothermal cooling in summer. “The heating and cooling costs are over three times less compared to central heating,” said Laks.

The room temperature and thermal energy distribution is regulated automatically through an innovative thermoactive floor structure that ensures a better and more stable indoor climate for tenants in addition to lower heating and cooling costs. The solar panels on the roof help cover general electricity costs.

As environment-friendly electric cars are expected to become considerably more popular in the next few years, the car park has special places for charging electric cars. “Naturally, the building has bicycle racks and modern washing facilities for those arriving at work by bicycle, but this is hardly worth mentioning nowadays,” Laks added.

The cornerstone for Büroo 113 on Pärnu maantee was laid in June this year. Hepstor is investing 10 million euros in the construction. The building has 3,900 sq m of space for lease, including a restaurant and a roof terrace in addition to offices. The Büroo 113 building was designed by PLUSS Architects and is being built by Mitt & Perlebach. In addition to Büroo 113, Hepsor is completing a green office building for Grüne near Tallinn Zoo, where those who hurry can still reserve premises.
