As families grow is moving out of the city really the only option?

Back

In Estonia it has long been customary that once a family has several children an apartment is traded for a house or terraced home. Green surroundings, room for everyone, home office — these are exactly the reasons why more and more people are looking for a home beyond the city limits.

Yet Tallinn also offers new and distinctive homes where a large family can live comfortably, with enough space for everyone to feel at ease.

A City Home That Grows with the Family

When there are several children in the family the home quickly becomes a logistical hub. Mornings begin with a race for the bathroom, the living room doubles as a playroom, office and laundry-drying area and the teenager eventually wants a door that can truly be closed.

That is why a home for a large family is no longer simply a “big apartment”. It requires thoughtfully planned space: a separate room for everyone, ample storage, a private sleeping area, a spacious shared living room and the possibility for the family to spend time together without constantly being on top of one another.

These are precisely the kinds of possibilities offered by the four- and five-room homes at Manufaktuuri Vabrik.

While in a conventional apartment building the choice often ends at three or four rooms, Manufaktuuri Vabrik also offers generous, spacious five-room apartments. In addition, the high ceilings characteristic of the historic factory building create the possibility of adding gallery floors or mezzanine levels, increasing the usable area and making the home feel even more expansive.

That means there is also room for a study, a hobby corner or the kind of flexible space that a growing family needs.

Manufaktuuri Vabrik has another important advantage: its location. The historic building stands in the heart of the city with schools, kindergartens, public transport and everyday services all just a short walk away. This also makes family logistics easier as each family member can get to extracurricular activities and sports practice independently and with ease.

Manufaktuuri Quarter is the beating heart of Põhja-Tallinn, bringing together key transport routes and green corridors. Running right alongside the quarter, the Putukaväil green corridor offers quick access via light-traffic routes to running trails, Stroomi Beach and the Rocca al Mare promenade. In the other direction, cycle paths connect the quarter with the Telliskivi Creative City and Tallinn city centre.

Unique Two-Storey Apartments

Historic spaces are also being given new value in Lasnamäe, where a contemporary residential quarter is taking shape on the site of the former airfield. At Paevälja buildings are being developed that can confidently be described as the area’s new trendsetters.

The plans include unique two-storey apartments that offer the feel of a house or terraced home while retaining the price level and convenience of apartment living.

In a two-storey apartment, living and sleeping areas can be naturally separated: the living room, kitchen and shared family spaces are located on the lower floor, while bedrooms and more private areas are placed upstairs. This spatial separation is precisely why many families prefer two-storey layouts over traditional large apartments. Once the children go to bed in the evening, the rest of the family does not have to organise every activity around them. The layout also gives teenagers more independence and parents greater privacy. And, of course, it is an ideal solution for hosting guests.

When looking for a larger home, the first question families often face is cost. More rooms and a more spacious floor area automatically mean a higher expense for many buyers — especially at a time when an uncertain economic environment has made homebuyers weigh their decisions more carefully than before. That is why, when it comes to family-oriented apartments, the decisive factor is not only the number of square metres, but also how intelligently the space has been planned.

This has been carefully considered in the Paevälja Quarter. While the average new-build four-room apartment in Lasnamäe is close to 89 square metres, Paevälja offers a five-room layout within the same floor area, providing more functionality and privacy. This means homebuyers get more ways to use the space at the same price per square metre.

Greenery Can Be Enjoyed in an Apartment, Too

Although having a garden of one’s own is a dream for many Estonians it does not have to be given up when living in a city apartment. Both Manufaktuuri and Paevälja quarters offer green recreational areas as well as playgrounds and sports grounds, providing pleasant places to spend time for residents of all ages. At the same time good weather can be enjoyed without the tedious obligations of mowing the lawn or shovelling snow.

The practical advantages of apartment living remain: shared management, a lower maintenance burden and an urban way of life. For this reason many families increasingly value the opportunity to enjoy the spaciousness and privacy of a house without the routine responsibilities that come with it. In an apartment, weekends do not have to be spent on maintenance work, leaving more time for family, hobbies and rest. In addition, modern apartment buildings are energy-efficient, offering lower utility costs and contemporary solutions such as district heating and cooling.

Manufaktuuri Vabrik and Paevälja Quarter therefore show that a city home for a large family does not have to be a compromise. On the contrary, it can be a new and smarter way to live: more space, more privacy, well-considered layouts and green surroundings, without logistical challenges or the burden of maintenance.

When every family member has a place of their own at home, while schools, kindergartens, walking and cycling routes, services and the full rhythm of city life remain close by, a growing family is no longer a reason to leave Tallinn. Instead, it is a reason to look at apartment living in the city with fresh eyes.
