The Manufactory Quarter has a distinct architecture and atmosphere. Here, industrial heritage and forward-looking modernity combine to create a rich and vibrant environment.
With the founding of the Baltic Factory for Cotton Spinning and Knitting (the Baltic Cotton Factory) in 1898, this area became a production site. At the peak of production, over 2000 workers were employed here. Production at this iconic facility, commonly known as the Sitsi Factory, continued until 2005. The quarter with its rich past is now given a new lease of life while still valuing its authenticity and originality.
In the Manufactory Quarter, commercial premises are set in a harmonious balance of active urban life and suburban greenery. Manufaktuuri Street runs along the commercial premises and creates a pleasant whole with residential buildings. The brightness, openness and modernity of the M7 commercial premises create an engaging and creative environment.

The quarter is easy to find and conveniently accessible for both clients and employees: it has good connections to downtown Tallinn and other districts of the city. Pedestrians and cyclists can reach the site along the winding pathways or from nearby bus and tram stops. There are three convenient entrances for cars from Sõle, Sitsi and Kopli streets, with almost all parking located underground to make the quarter truly human-friendly.
To enrich the area even further, large parks, playgrounds and a nursery school will be built in the Manufactory Quarter. In addition, over 100 fruit trees will be planted in elegant apple orchards, creating a cosy and shady oasis in the quarter.

The quarter places a strong emphasis on parks and green spaces and will include new green, recreational and play areas and plazas.
In addition to Class A energy solutions, solar panels and cutting-edge technologies, the quarter will make use of materials left over from the demolition of the old buildings to create an enjoyable symbiosis of new and old. Particular emphasis is placed on landscaping to create a universal and human-centred urban space.
