Mitt & Perlebach is starting construction of Hepsor’s new residential building in Manufaktuuri quarter

Hepsor has received a building permit and signed a construction contract with Mitt & Perlebach to carry out its next development project in the heart of Põhja-Tallinn. Two new residential buildings will be created at Manufaktuuri 12, which are part of a broader vision to transform the historic Manufaktuuri quarter into a modern, people-centered, and sustainable living environment.

Two cozy apartment buildings will rise in the Manufaktuuri quarter, right next to the historic factory building, offering 49 homes. The buildings themselves are modern but harmonize with industrial architecture – the pitched roof design and choice of natural materials create a cohesive and distinctive atmosphere.

“Obtaining the building permit and signing the construction contract with Mitt & Perlebach mark an important milestone in the development of the entire Manufaktuuri quarter. This allows the construction of new homes to begin as early as July 2025. The Manufaktuuri 12 project adds modernity and closeness to nature to the historical area, while honouring its story and character,” said Mihkel Mäger, Country Manager of Hepsor Estonia.

“Manufaktuuri 12 is a well-defined project, where strength lies in a clear architectural brief and well-thought-out technical solutions. Our role now is to bring these plans to life. In cooperation with Hepsor, high-quality and long-lasting homes will be built here that meet the expectations of residents both today and in the future,” added Kristjan Mitt, Member of the Management Board of Mitt & Perlebach.

The new Class A energy-efficient buildings are designed with modern and sustainable solutions such as smart home systems, electric car charging infrastructure, solar panels, storage rooms for bicycles and strollers – all with the aim of supporting residents’ greener lifestyle and lower utility expenses.

“In the development of the entire quarter, we keep the focus on sustainability. In the case of Manufaktuuri 12, this means not only energy efficiency, but also a broader environmentally conscious and people-centered spatial solution, as well as adaptation to climate change – for example, creating rain gardens to mitigate heavy downpours and adding cooling solutions to penthouses to ensure a comfortable indoor climate during increasingly hot summers,” emphasized Mäger.

A special courtyard area will be created between the apartment buildings, combining privacy, playfulness, and a sense of community. The courtyard will feature a playground for young children, sports facilities, a basketball court, table tennis, picnic and relaxation areas, and weatherproof shelters – all of which complement the existing and planned outdoor space solutions in the Manufaktuuri quarter.

In recent years, the Manufaktuuri quarter has become one of the most interesting development areas in Tallinn. In addition to homes, a public park, community gardens, and commercial spaces are being built in the quarter, creating a vibrant and diverse urban environment. Manufaktuuri 12 is the next important step in bringing this vision to life.

The Manufaktuuri quarter is being developed by Hepsor in cooperation with its long-term partner Tolaram Group. The architectural design of the M12 buildings was created by KUU Architects, and the outdoor space solutions were designed by the landscape architects of Punktiir OÜ. The buildings will be constructed by Mitt & Perlebach.
