Reconstruction of Manufaktuuri Vabrik reaches an important milestone

Real estate developer Hepsor has signed a construction contract with the well-recognised construction company Mitt & Perlebach to begin the complete renovation of Manufaktuuri Vabrik, located in the heart of Põhja-Tallinn. The thorough reconstruction will result in a modern, energy-efficient residential building.

In the Manufaktuuri Quarter, the historic Vabrik will be transformed into a contemporary and functional residential house that meets today’s needs. During reconstruction, apartments of various sizes will be built, with future homeowners having a say in the layout.

“Manufaktuuri Vabrik gives character to the entire quarter and will be the heart of the future community. Our goal is to create a building that is technically state-of-the-art, enduring over time, and meets the expectations of a forward-looking living environment,” said Mihkel Mäger, Hepsor’s Country Manager in Estonia.

Hepsor signed the construction contract with Mitt & Perlebach, with whom previous stages of the Manufaktuuri Quarter development have also been carried out.

“Manufaktuuri Quarter is a special project not only in our portfolio but also in the context of Tallinn as a whole. We are taking on this technically and architecturally complex challenge in cooperation with our long-term and trusted partner Mitt & Perlebach,” Mäger added.

Kristjan Mitt, Member of the Management Board of Mitt & Perlebach, emphasised that the project combines architectural creativity with construction expertise. “The reconstruction of the Vabrik is indeed a technically demanding task that requires complex engineering solutions and exceptional attention to detail, but that is precisely what makes this project special. We see it first and foremost as an opportunity to demonstrate that we are capable of tackling challenges of this scale.”

At the core of the renovation are flexible space use, energy efficiency, high-quality indoor climate, and heating and cooling through the ceilings. Unlike conventional systems, where indoor spaces are cooled or heated with blowing air, the Manufaktuuri Vabrik solution is based on radiant heating and cooling through the building’s structure. This means that the ceilings transmit warmth or coolness, creating a uniform indoor climate without drafts or temperature fluctuations.

The building’s central cooling and heating system ensures reliability, optimises energy use, and helps keep residents’ costs low. Efficient technical systems, including solar panels, guarantee an A-class energy rating and support a sustainable lifestyle.

The large windows typical of Manufaktuuri Vabrik bring abundant natural light into the apartments, while the high ceilings create a spacious feel. The ceiling height also allows for smart solutions such as additional storage space. Everyday life will be made more convenient by storage and hobby rooms, providing safe space for bicycles, strollers, and other equipment.

Manufaktuuri as a whole is evolving into a diverse quarter, where residential spaces are smartly integrated with offices, restaurants, retail, and service areas. At the heart of the development is the preservation of cultural values and their natural integration into modern urban space and lifestyle. The guiding principle of the entire development is that everything necessary for life is within walking distance. The design also takes into account the possibility of cafés, restaurants, creative studios, gyms, representative office spaces, and even a kindergarten operating here.

Hepsor is developing the Manufaktuuri Quarter together with its long-term partner Tolaram Group. The construction is financed by LHV Bank. The architectural and landscape design of the Vabrik is by Kadarik Tüür Architects, while the interior design solutions were created by Raul Kalvo and Helen Oja.
