Hepsor’s second business complex – StokOfiss U34 – has been commissioned
BackThe real estate developer “Hepsor” has completed and commissioned the office, retail, and warehouse complex “StokOfiss U34” at Ulbrokas Street 34 in Riga. Several leading companies in their industries, including “Cēsu Alus”, “OC VISION”, “DAB Dental Latvia”, “GYM!”, and others, will be relocating their business operations to the new complex.
In total, “StokOfiss U34” provides 8,740 square meters of space for commercial activities. The stock office section, where companies can combine their office, warehouse, and retail space in one location, is already fully leased, but modern premises for offices and retail or “showroom” use are still available.

The largest eye care company in the Baltics – “OC VISION” – will move to “StokOfiss U34,” placing its office, warehouse, and retail spaces in a total area of 1,388 square meters. “DAB Dental Latvia,” specializing in the distribution of dental materials and equipment, SIA “Sonika” – the authorized representative of the “Brother” brand, fuel system solutions provider “Gilbarco Veeder-Root,” and the Latvian branch of “Menard Sp. Z O.O.” will also relocate their operations here. A 1,240-square-meter sports club “Gym!” will also be part of the complex.
One of the largest office spaces has been chosen by one of the leading beverage producers, “Cēsu Alus,” which will establish its Riga office at “StokOfiss U34.” Office premises have also been chosen by the construction and road-building company “KUUM,” sustainable construction solutions manufacturer “GF Building Flow Solutions,” forest property management company “Eco Agro,” European defense technology company specializing in missile science “Frankenburg Technologies.” A tile studio SIA “H&L Studija” and fitness and physiotherapy equipment distributor “Fysioline” will also establish offices and retail spaces.
“StokOfiss U34” is one of the most modern new office buildings in the area – built with innovative engineering solutions that ensure balanced energy consumption and affordable utility costs. The building is equipped with ventilation systems and high-quality lighting that promote a healthy and pleasant working environment, improving employee well-being, comfort, and productivity. The building has been certified according to BREEAM sustainability standards and meets the “Very Good” level. The territory includes parking for 200 vehicles and charging stations for electric cars. A covered bicycle/scooter parking space for 50 bicycles has also been built.
The project represents an investment of 13 million euros, with construction carried out by Hepsor’s partner “Mitt&Perlebach.” The building design was developed by Diāna Zalāne’s project bureau.
Previously, Hepsor successfully developed a similar business complex nearby: the “StokOfiss” building at Ulbrokas Street 30, which was opened in 2022. Considering the demand for this type of business space, Hepsor is now developing a third stock office project in Latvia – “Veidama kvartāls” at Ganību dambis in Riga, where companies will have access to combined retail, warehouse, and office premises.
