The real estate developer Hepsor has officially put its residential project Annenhof Mājas into operation at 74 Jūrmalas gatve in Riga. Already, 60% of the apartments in this environmentally friendly, A+ energy efficiency project have been sold, and the first residents will be able to move into their new homes this spring.

With an investment of more than EUR 7 million, the project comprises two A+ energy-efficient buildings, each three stories high, with a total of 40 two- to four-bedroom apartments. The buildings are set in a green environment, surrounded by ancient trees, and located directly opposite Anniņmuiža Park. The project also features a private landscaped area with recreational facilities and playgrounds for residents.

Annenhof Mājas is designed to offer a peaceful and comfortable living environment in a private setting. All apartments include access to outdoor spaces—ground-floor dwellings have terraces, while upper-floor units feature loggias.

The two-bedroom apartments have been in the highest demand, with all six units selling out in the first months of sales. The three-bedroom apartments, which include a separate utility room in addition to the living area, have also attracted considerable interest from buyers, offering added convenience. Meanwhile, three- and four-bedroom apartments are still available at a special offer.

For greater convenience for residents, 11 storage rooms have been built on the ground floor to store residents’ belongings. Additionally, there is a separate covered bicycle storage area, along with 39 surface parking spaces that can be adapted for electric vehicle charging.

The project is distinguished by its modern architecture and seamless integration with nature, featuring dark grey brick textures and wooden elements on the facades, which give the buildings an elegant and refined appearance.

To ensure long-term cost savings, the buildings meet A+ energy efficiency class requirements and are equipped with a heat recovery system that provides a constant supply of fresh, clean indoor air without the need to open windows. The heating system is designed to offer both energy efficiency and individual customisation options. Each apartment features a ducted underfloor heating system with individually adjustable settings for every room, and underfloor heating is also installed in the common areas. Additionally, each apartment has an individual, remotely readable heat meter.

The Annenhof Mājas project is developed by Hepsor, with construction carried out by Hepsor’s construction partner, Mitt & Perlebach. The building was designed by MARK arhitekti.

Hepsor is one of the leading residential and commercial developers in Estonia and has been operating in Latvia for eight years.
