Hepsor launches an architecture competition to shape the future of Lasnamäe

Real estate developer Hepsor has announced an architecture competition for the design of a new residential area in Lasnamäe. The competition, open until 21 April, welcomes submissions from all licensed architects.

The architecture competition seeks a solution for the planning area covering Narva Road 150 and 150A properties and the surrounding area. The site is located near the Paevälja quarter and the historic Lasnamäe airfield. The planned development will comprise a total of 175 apartments. In addition to residential buildings, the project will include landscaping, recreational areas, and public space.

Mihkel Mäger, Country Manager of Hepsor Estonia, emphasized that the goal of the competition is to find a design that integrates well into the urban fabric of Lasnamäe and enriches the character of the area. “We are looking for a solution that creates added value for the neighbourhood and fits harmoniously into the surrounding environment. We want the new quarter to be thoughtfully designed and to offer residents a pleasant and safe living environment. For us, it is important that alongside the buildings, high-quality public space is also created,” he said.

The proposed solution should create a contemporary and comfortable living environment, where green and well-designed spaces between the buildings enhance the overall residential experience. The competition calls for architecturally distinctive and representative buildings that are energy efficient and help keep both construction costs and future utility costs for residents at a reasonable level. The design must provide sufficient parking for residents and guests, as well as convenient storage solutions for bicycles, scooters, and strollers.

The competition is based on the detailed plan covering the properties at Narva Road 150, 150A, 150B and Alvari Street 1, 1A, 3, and 5, including the surrounding area.

Competition open for participation

The competition is open to all certified architects and architectural firms where at least one architect holds a valid authorised architect qualification in Estonia.

The architectural competition begins on 27 February. The deadline for submission of entries is 21 April at 16:00.

The competition terms were prepared by architect Ivar Lubjak. The jury evaluating the submissions includes the developer’s representatives Mihkel Mäger and Tõnu Uustalu, authorised architects Mihkel Tüür and Koit Ojaliiv, and landscape architect Maria Pukk. The jury will select a solution that is functional, aesthetic, and forward-looking.

The total prize fund of the competition is €18,000, with €8,000 awarded for first place, €6,000 for second place, and €4,000 for third place. Negotiations will begin with the winner to conclude a design contract.

In addition, the organiser has invited the architectural firms Korrus, Molumba, KAMP Arhitektid, and Arhitekt11 to participate in the competition. The prize fund for invited participants totals €32,000. Each invited participant who submits a compliant entry will receive €8,000.
