Hepsor develops a new and modern business complex in Riga – Veidama kvartāls
BackThe real estate developer Hepsor will develop a new business complex project Veidama kvartāls in Riga, Ganību dambis 17A. Currently, the project has fulfilled the construction design conditions and is close to the next project development step – the start of construction. The new, environmentally friendly, A-class energy efficiency complex will consist of several buildings and a landscaped, green courtyard with recreational areas. The first development phase includes the construction of two buildings.
A total of 5214 sq.m. will be available for business activities in both buildings: 11 premises for shops, 10 – for offices, 8 – for storage. Veidama kvartāls will become a place where companies will have the opportunity to build their new home and develop their business in a strategically advantageous and dynamic location.
Veidama kvartāls will be built around a concept where the premises can be adapted to the needs of each tenant: an office and warehouse building, and a commercial building. The block will also have a carefully designed and pleasant outdoor space, including a large green area, recreation areas, as well as bicycle and scooter parking, with one of the recreation areas being built around a venerable tree of national importance – the brittle willow.
Some of the premises in the business block have already been the subject of negotiations with potential tenants prior to the start of construction, demonstrating that there is a high demand in the market for this type of “three-in-one”, new, modern and sustainability-oriented premises. The proposed solutions allow companies to optimise their operations by reducing logistics costs and ensuring lower utility bills. In addition, during the construction process, companies have the opportunity to adapt the premises to their needs to ensure maximum functionality and efficiency for their business. The availability of this type of commercial space in the vicinity of Riga City Centre is quite limited, which is why the project is expected to be particularly successful. The creation of Veidama kvartāls is an important contribution to the development of this part of Riga, contributing to both the growth of business activity and the improvement of the urban environment.
The complex will be constructed according to the highest construction standards, using sustainable solutions to achieve BREEAM “Very Good” certification and to secure an “A” class energy certificate. The buildings will incorporate energy-efficient solutions and modern materials, as well as modern solutions to ensure a quality indoor climate, which will help to reduce the daily maintenance costs of the companies and guarantee a healthy indoor climate. The area of the first phase of the complex will include 95 parking spaces, several electric vehicle charging points, as well as bicycle and scooter parking, which will promote sustainable mobility and convenience for employees and customers.
Veidama kvartāls is located in a strategic location – Ganību dambis, one of Riga’s most important commercial districts with access from Ganību dambis and Lugažu iela. The proximity to the city centre and the main roads ensures fast and convenient access to the city centre and other neighbourhoods.
The creation of Veidama kvartāls marks a new stage in the development of the Ganību dambis neighbourhood, strengthening this part of Riga close to the city centre as a modern business location. Historically, the neighbourhood has been a hub of activity: from the urban pasture area in the 13th century to a nature-inspired recreational area with taverns and alley walks in the 18th century, to the experimental building and design elements industry in the 20th century. Veidama kvartāls will continue along this path, offering a modern, energy-efficient and sustainable environment for companies looking for a strategic location for their business.
So far, Hepsor has successfully developed a similar concept business complex in Riga – StokOfiss on Ulbrokas iela. The first StokOfiss building at Ulbrokas iela 30 was opened by Hepsor in 2022 and was highly demanded by merchants; it was fully leased before construction was even completed. Given the success of this project, Hepsor continues to develop the concept and is currently in the final stages of construction of the second building, StokOfiss U34.
The Veidama kvartāls project is being developed by Hepsor, and the construction work, which is scheduled to start in the second half of the year, will be carried out by Hepsor’s construction partner Mitt&Perlebach.
