Back

The Real Estate developer “Hepsor”, in cooperation with the experienced construction company “Mitt & Perlebach”, continues active construction in the residential project “Nameja Rezidence” of Āgenskalns neighbourhood, where the stage of construction has just reached the ridgepole celebration, meaning, the building structures have reached their highest point.

The new project is located at Ranķa dambis 5 – very close to the National Library of Latvia and just a short walk away from Promenade of Riga and Old Town, Arcadia and Lucavsala recreation parks and Māra’s pond. The new residential building will offer a total of 38 apartments for sale, ranging from 1 to 4 rooms, with areas from 30 to 103 m2. Currently, 10 of the apartments have already been sold.

The construction of the new project “Nameja Rezidence” was begun early this year in cooperation with the construction company “Mitt & Perlebach”. After active construction during the summer period, the highest point of the building’s construction was reached in September, which is an important step in the development of the project.

The new project is characterised by premium-class apartments based on quality and comfort, allowing you to enjoy a distinctive atmosphere and feeling of belonging to the Āgenskalns neighbourhood. The new houses have functional and comfortable layouts, wide windows (PVC triple-glazed windows that will extend to a height of 2.4 m, as well as corner windows with ornate tin trims); the top floors will reveal especially exquisite views, displaying sunrises and sunsets over the capital. The ceiling height in the rooms reaches 2.65 m. Most apartments will have loggias or terraces. The finishing materials used in the project have been selected based on the knowledge and innovations of the professionals in the industry – “Hepsor”, the latest trends, as well as the taste and demand of clients.

The building has had an energy efficiency assessment and it corresponds to class A+, with total energy resource consumption that does not exceed 30 kWh/m2 per year. The project includes a centralised city water and heat supply, a cold and hot water consumption meter for each apartment and a floor heating system with individually adjustable heat mode for each room. Additionally, each apartment is equipped with mechanical ventilation with recuperation using a heat recovery method which ensures the inflow of fresh and clean air without opening the windows.

For the convenience of residents, 29 parking spaces (18 surface and 11 underground, as well as infrastructure for the installation of electric car charging stations), 38 storage rooms for belongings in the heated basement, and bike and pram storage will be available. Each apartment is equipped with an intercom and the whole area is surveilled with video cameras. The building has a modern lift.

The apartment building and the existing trees along the border of the land plot will form a closed, private and landscaped courtyard, designed for residents’ well-being and leisure, as well as car parking. The landscaping of the yard will consist of paved footpaths, as well as a well-maintained lawn and landscaped greenery. The area will be lit and surrounded by a hedge. In order to make leisure in the courtyard enjoyable and fun for the youngest residents as well, the landscaping includes a playground with a sandbox, a trampoline and a swing. For entering the territory, there will be a lifting barrier with a remote control function.

“Hepsor” is one of the largest and fastest-growing real estate developers in Estonia, and has been operating in Latvia for five years. The construction contractor “Mitt & Perlebach” is an accomplished and experienced construction company specialising in the construction of apartment buildings, warehouses, production and commercial properties. The project architects Diāna Zalāne’s project office are able to see architecture as a compromise between the client’s wishes and the architects’ professional ambitions. Whereas the building’s interior design solutions are taken care of by the London-based interior designer Elīna Jukuma.

Completion and commissioning of the project is planned at the end of the summer of 2024.
