Hepsor places a time capsule in the 13-floor residential building 360° Dzelzavas Residences

On 7 August 2025, real estate developer Hepsor and its partner Perton Ehitus ceremoniously placed a time capsule in the foundations of their upcoming 13-floor residential project 360° Dzelzavas Residences, symbolically marking the significance of the project for the development of Purvciems. The residential building is the most modern multi-floor building in this popular neighbourhood in recent years. This is the first Hepsor residential project in Purvciems, adding 103 apartments to the market.

The ambitious project is being implemented by Hepsor in cooperation with the Estonian developer Perton, which has 18 years of experience in developing more than 45 projects in Tallinn. The total investment is planned to be EUR 15 million. The architecture of the project was designed by Uldis Bērziņš from the architectural firm Tectum, and the interior design was created by London-based designer Elīna Jukuma. The construction of the building is carried out by Mitt&Perlebach, and it is expected to be commissioned at the end of 2026.

The message placed in the time capsule reflects the idea behind the project: to create a harmonious, aesthetic and sustainable living environment for today’s urban resident. The project developers emphasise that 360° Dzelzavas Residences is designed to blend harmoniously into the existing neighbourhood while providing a boost to the quality of life. The message included in the capsule also emphasises architect Uldis Bērziņš’ conviction that a residential building should be constructed with respect for the surrounding environment, history and people – not as an isolated object, but as a living, humanly significant part of the overall city landscape.

The 360° Dzelzavas Residences project stands out for its high-quality architecture and high-quality, energy-efficient materials, as well as its elegant, cosy common premises. The premium lobby with 5.7-metre-high ceilings is designed as a cosy space with several equipped relaxation areas, where residents can stay, relax and feel at home. Residents will also have access to a terrace on the roof of the building with a panoramic view of Riga, while the courtyard features a well-maintained area with aesthetic landscaping, a playground for children and a sports activity zone.

The 13th floor of the building features apartments with spacious terraces and panoramic views of Riga. The apartments on the top floors are already demanded most, and of the five apartments on the top floor, the three largest have already been sold. In total, 14% of the apartments have already been reserved.
