50% of the premises in the StokOfiss U34 office complex have already been leased
BackHepsor has already leased 50% of the premises in the office, shop and warehouse complex StokOfiss U34, proving the growing demand for modern, energy-efficient and multifunctional business premises. The complex will be home to a wide range of businesses, including a large fitness club, Latvia’s leading eye care service provider, a forest and agricultural land developer, as well as Latvia’s leading distributor of dental materials and equipment, and other industry companies.
StokOfiss U34 was designed to meet the demand for modern and sustainable “three-in-one” business premises, combining office, warehouse and retail space. This solution helps companies to optimise their daily work, reduce logistics costs and make processes more efficient. The premises can be customised to suit the individual needs of tenants. The total area of the complex is 8740 sq.m, there is a car park for 200 vehicles, and electric vehicle charging stations will be installed. Covered bicycle/scooter parking with 50 spaces will also be provided.
The complex is equipped with an automated ventilation system that will maintain a healthy and comfortable indoor climate regardless of the weather conditions, and it has high-quality lighting. The building meets Class A energy-efficiency requirements and has been awarded the BREEAM Very Good certification, which confirms its sustainability and low operating costs.
The business complex is located in the fast-growing neighbourhood of Riga – Dreiliņi, Ulbrokas iela 34, and will already open its doors this summer. StokOfiss U34 is Hepsor’s second “three-in-one” office complex project in Latvia. The first StokOfiss building at Ulbrokas iela 30 was opened by Hepsor in 2022 and was highly demanded by merchants; it was fully leased before construction was even completed. Hepsor’s third complex of this type, Veidama kvartāls, in Ganību dambis, is also under development.
