Today ground was broken on Estonia\u2019s first high-rise based on the green thinking concept to be built near the P\u00e4rnu Road overpass in Tallinn. The 13-storey building will be ready by early spring 2022. <\/p>\n\n\n\n
According to Henri Laks, member of the management board of Hepsor, the company developing B\u00fcroo113, green solutions have carved for themselves a strong niche and there is such a high demand for them that they started the construction of the new high-rise in the capital without any doubts and without regard for the uncertain times. \u201eAll the necessary funds have been raised for the project and the building will be completed without bank financing \u2013 a clear sign that investors firmly believe in the future of environmentally friendly products,\u201d Laks maintained.<\/p>\n\n\n\n
Laks explained that the new generation office block was meant for companies who care for their own future and that of the surrounding environment as well. \u201eA building featuring smart environmentally friendly solutions means that in addition to low accessory expenses, there is also good indoor climate to achieve the best workplace efficiency,\u201d said Laks. \u201eToday most office blocks are built in new large developments away from the city and not many new offices go up in the centre,\u201d added Laks, praising the location of B\u00fcroo113, its excellent transport links and marvellous city views.<\/p>\n\n\n\n
It is the first high-rise in Tallinn to use geothermal energy for heating in winter and cooling in summer. A total of 65 geothermal piles and up to 4 km of pipes will be installed for the system. The temperature is to be regulated automatically via the thermo-active structure of the building. Rainwater will be collected, filtered and used in toilets and for watering plants. Solar panels will be installed on the roof, to help cover general electricity costs. <\/p>\n\n\n\n
Environmentally friendly architecture and window shades with a special design do not let summer sunshine heat the rooms, thus helping reduce air conditioning costs. Meeting rooms will have needs-based ventilation, depending on the number of people present and indoor air quality. <\/p>\n\n\n\n
Green thinking also means making it easy for people using environmentally friendly means of transport, e.g. bikes to come to work. There is a separate room for parking bicycles, with adjacent changing room with showers for the bikers. There is also a four-storey parking house with ample space for vehicles and separate places for charging electric cars.<\/p>\n\n\n\n
The 13-storey office block to go up at 113 P\u00e4rnu Road will have a total of 3,900 square metres of rental space. In addition to offices, there are commercial premises and a restaurant. The sunny roof terrace on the fifth floor will be open for all to enjoy the beautiful views. B\u00fcroo 113 is scheduled to be completed in spring 2022, it was designed by Architectural Bureau Pluss, the builders are Mitt&Perlebach and the leaseholder is 1Partner Seven. <\/p>\n\n\n\n
Hepsor is a pioneer in Estonia in promoting commercial premises following the green thinking concept.
