The real estate developer Hepsor is building an office block based on the green thinking concept near Tallinn Zoo. Named Gr\u00fcne<\/em>, the building will feature a number of interesting and environmentally friendly solutions, including walls covered by climbing plants.<\/strong><\/p>\n\n\n\n

According to member of the Hepsor management board Henri Laks, the Gr\u00fcne<\/em> building could actually be deemed to be an energy class A+ office building.  \u201cThe innovative technological solutions of the green office are all environmentally friendly, they help keep the maintenance costs under control and create the best working environment for the people,\u201d said Laks.<\/p>\n\n\n\n

Hepsor was the first in Estonia to start developing green office buildings. They are also behind the first and so far only such buildings in Tallinn, located at 7B J\u00e4rvevana Road and 157 S\u00f5pruse Avenue. \u201cBoth buildings are technologically innovative, sustainable and offer an excellent working environment, therefore all the offices were already taken up by tenants by the moment they were completed,\u201d Laks explained, adding that the interest in green thinking houses was a growing trend. <\/p>\n\n\n\n

Rooms in the Gr\u00fcne<\/em> building are heated and cooled by using geothermal energy, smart sensors are regulating the distribution and storage of thermal energy through the ceilings, and needs-based ventilation operates on the basis of the number of people present and maintains good indoor air quality.<\/p>\n\n\n\n

There will be facilities to collect rainwater and solar panels will be installed on the roof, to help keep electricity costs down. Only smart and sustainable LED-solutions will be used for lighting areas in common use.<\/p>\n\n\n\n

The building is located by the Haabersti-Mustam\u00e4e road for non-motorised transport modes and will have all the facilities for people using bicycles to get to work \u2013 both indoors and outdoors parking for bikes, as well as changing rooms and showers. <\/p>\n\n\n\n

Henri Laks said that the main objective of building the new green office block was to create working space which was both people- and environmentally-friendly and would fit well into the surrounding green area. \u201cThe plants climbing up along the double facade will make the building itself a living building and as time goes by, it will look ever more interesting with such multiple layers,\u201c Laks added.<\/p>\n\n\n\n

The Gr\u00fcne<\/em> green office developed by Hepsor will have 4,600 square metres of space on four floors. The building was designed by Architectural Bureau Molumba and the builders are Mitt&Perlebach.<\/p>\n\n\n\n
