The real estate developer \u201cHepsor\u201d has completed and commissioned the office, retail, and warehouse complex \u201cStokOfiss U34\u201d at Ulbrokas Street 34 in Riga. Several leading companies in their industries, including \u201cC\u0113su Alus\u201d, \u201cOC VISION\u201d, \u201cDAB Dental Latvia\u201d, \u201cGYM!\u201d, and others, will be relocating their business operations to the new complex.<\/p>\n\n\n\n
In total, \u201cStokOfiss U34\u201d provides 8,740 square meters of space for commercial activities. The stock office section, where companies can combine their office, warehouse, and retail space in one location, is already fully leased, but modern premises for offices and retail or \u201cshowroom\u201d use are still available.<\/p>\n\n\n\n

The largest eye care company in the Baltics \u2013 \u201cOC VISION\u201d \u2013 will move to \u201cStokOfiss U34,\u201d placing its office, warehouse, and retail spaces in a total area of 1,388 square meters. \u201cDAB Dental Latvia,\u201d specializing in the distribution of dental materials and equipment, SIA \u201cSonika\u201d \u2013 the authorized representative of the \u201cBrother\u201d brand, fuel system solutions provider \u201cGilbarco Veeder-Root,\u201d and the Latvian branch of \u201cMenard Sp. Z O.O.\u201d will also relocate their operations here. A 1,240-square-meter sports club \u201cGym!\u201d will also be part of the complex.<\/p>\n\n\n\n
One of the largest office spaces has been chosen by one of the leading beverage producers, \u201cC\u0113su Alus,\u201d which will establish its Riga office at \u201cStokOfiss U34.\u201d Office premises have also been chosen by the construction and road-building company \u201cKUUM,\u201d sustainable construction solutions manufacturer \u201cGF Building Flow Solutions,\u201d forest property management company \u201cEco Agro,\u201d European defense technology company specializing in missile science \u201cFrankenburg Technologies.\u201d A tile studio SIA \u201cH&L Studija\u201d and fitness and physiotherapy equipment distributor \u201cFysioline\u201d will also establish offices and retail spaces.<\/p>\n\n\n\n
\u201cStokOfiss U34\u201d is one of the most modern new office buildings in the area \u2013 built with innovative engineering solutions that ensure balanced energy consumption and affordable utility costs. The building is equipped with ventilation systems and high-quality lighting that promote a healthy and pleasant working environment, improving employee well-being, comfort, and productivity. The building has been certified according to BREEAM sustainability standards and meets the \u201cVery Good\u201d level. The territory includes parking for 200 vehicles and charging stations for electric cars. A covered bicycle\/scooter parking space for 50 bicycles has also been built.<\/p>\n\n\n\n
The project represents an investment of 13 million euros, with construction carried out by Hepsor\u2019s partner \u201cMitt&Perlebach.\u201d The building design was developed by Di\u0101na Zal\u0101ne\u2019s project bureau.<\/p>\n\n\n\n
Previously, Hepsor successfully developed a similar business complex nearby: the \u201cStokOfiss\u201d building at Ulbrokas Street 30, which was opened in 2022. Considering the demand for this type of business space, Hepsor is now developing a third stock office project in Latvia \u2013 \u201cVeidama kvart\u0101ls\u201d at Gan\u012bbu dambis in Riga, where companies will have access to combined retail, warehouse, and office premises.<\/p>\n\n\n\n
