Tallinn Issued Building Permit to Unique Green High-rise

The City of Tallinn has issued a permit to build Estonia’s first sustainable high-rise at 113 Pärnu Road.

According to Henri Laks, member of the management board of Hepsor, the company developing Büroo113, the new generation office block is meant as a home for companies who care for their own future and that of the surrounding environment as well.

„Environmentally sound architecture, innovative technology, exceptional functionality and green construction materials will ensure excellent indoor climate for a modern workplace with reduced accessory costs,” Laks explained, adding that people were any company’s greatest asset and the excellent indoor climate translated directly into high job satisfaction and performance. 

This will be the first high-rise in Tallinn to be heated in winter and cooled in summer by using geothermal energy. The temperature is regulated automatically via the thermoactive structure of the building. Environmentally friendly architecture and window shades with a special design do not let summer sunshine heat the rooms, thus helping reduce air conditioning costs.

Meeting rooms have needs-based ventilation, depending on the number of people present and indoor air quality. Rain water is collected, filtered and used in toilets and to water the plants. Solar panels installed on the roof help cover general electricity costs. 

Green thinking also means making it easy for people using environmentally friendly means of transport, e.g. bikes to come to work. There is a separate room for parking bicycles, with adjacent changing room with showers for the bikers. 

The 13-storey office block to go up at 113 Pärnu Road will have a total of 3,900 square metres of rental space. In addition to offices, there are commercial premises and a restaurant. There is also a four-storey parking house with ample space for vehicles and spaces for charging electric cars. The sunny roof terrace on the fifth floor will be open for all to enjoy the beautiful views. Büroo 113 is scheduled to be completed in 2021, it was designed by Architectural Bureau Pluss, the builders are Mitt&Perlebach and the leaseholder is 1Partner Seven. 

Hepsor is a pioneer in Estonia in promoting commercial premises following the green thinking concept. They completed the first environmentally friendly business building at 157 Sõpruse Avenue almost five years ago and Estonia’s largest energy class A green office at 7B Järvevana Road at the beginning of last year. In parallel with the Pärnu Road high-rise, Hepsor is planning to build another green thinking house, named Grüne, at the border of the Haabersti and Mustamäe districts in Tallinn.
